TRUSTEE’S SALE

Of Improved Real Estate (commercial building) in Anne Arundel County, Maryland,

located at 5622 Belle Grove Road, Brooklyn, MD 21225

Under and by virtue of the power of sale contained in the certain Deed of Trust dated

03/06/08, and recorded at Book 20085, page 112 [corrected in Book 21726 at page 195],

in the Land Records of Anne Arundel County, Maryland; breach having occurred in the

terms and conditions thereof and at the request of the party secured thereby, the

undersigned Trustee will offer for sale at public auction at the property being sold – 5622

Belle Grove Rd, Brooklyn MD on June 11, 2010 at 1:00 PM, the property more fully

described in said Deed of Trust.

This is a first deed of trust. The property will be sold subject to covenants, restrictions and

encumbrances of record, if any. A deposit of $75,000.00, payable in cash or by certified

check made payable to the Trustee, will be required at the time of sale.

Balance of purchase price is to bear interest at 15% per annum from date of sale to date

of settlement. All taxes, public charges, and special or regular assessments will be

assumed by the purchaser. Title examination, conveyancing, transfer tax, recordation tax

and all other costs incident to settlement are to be paid by purchaser.

Terms of sale to be complied with within fifteen (15) days after final ratification by the

Circuit Court of Anne Arundel County, otherwise, the aforesaid deposit shall be forfeited

and the property will be resold at the risk and cost of the defaulting purchaser. Trustee

reserves the right to postpone sale. In the event that the Trustee is unable, for any reason,

to convey the property herein, the sole remedy to the successful bidder shall be the return

of the deposit plus interest thereon at the rate of 1.00% per annum. Inquiry calls may also
